Become An Approved Lending Partner
Approved Lender Partners
If you are currrently an Approved Lender Partner, please log on to the Extranet.
The South Carolina State Housing Finance and Development Authority (SCSHFDA) offers two ways in which you can become a lending partner. We hope that this will make doing business with SC State Housing easy and enjoyable.
Lender Process
Loans are closed and funded under the lenders name. Once the loan package is approved by SC State Housing, the loan is purchased and the lender is funded. At that time, the lender assigns the mortgage to SC State Housing for servicing. The lender is responsible for ensuring that all closing documents are correctly prepared. The lender is also responsible for forwarding the final recorded documents to SC State Housing within the specified timeframe. Due to the timing of purchase, the mortgagor may be required to make their payments to the lender until SC State Housing purchases the loan.
SC State Housing Closing Plus is a product offered to Lenders to streamline the closing process. Multi Mortgage Services, Inc. (MMSI) will prepare the closing documents, order closing funds, and track recorded documents at no cost to the lender.

Broker Process
Loans are closed in the brokers name and table funded by SC State Housing. An assignment is completed at the time of closing. The loans are then purchased immediately. All closing documents are prepared by MMSI. MMSI also accepts the responsibility of forwarding all recorded documents to the Authority within the specified timeframe.
The broker process makes the closing process simple and easy. All closing processes are handled by MMSI at no additional cost. As an added benefit, the mortgagor’s first payment will always be made directly to SC State Housing. This prevents the need for servicing by the lender/broker prior to SC State Housing funding the loan.
