State Housing Authority Approves Over $5 Million in Trust Fund Awards - 11/29/2005

 [Columbia, SC] The Board of Commissioners for the South Carolina State Housing Finance and Development Authority recently approved $5.6 million in Trust Fund awards at their November meeting. These awards are for the acquisition, rehabilitation, and/or construction of 36 properties throughout  Aiken, Allendale, Anderson, Bamberg, Barnwell, Beaufort, Calhoun, Cherokee, Chester, Clarendon, Colleton, Fairfield, Florence, Georgetown, Greenville, Hampton, Horry, Jasper, Kershaw, Laurens, Lexington, Lee, Marion, Oconee, Orangeburg, Richland, Spartanburg, and Williamsburg counties.

The awards are as follows:

Group Homes

ARC of The Tribble Center- $142,500 for the construction of a four-bedroom home located in Seneca and the acquisition of a four-bedroom home located in West Union.

Anderson County Disabilities and Special Needs Board, Inc. - $124,410 for the acquisition and rehabilitation of  2 four-bedroom homes located in Anderson.

Laurens County Disabilities and Special Needs Board, Inc. - $72,777 for the acquisition and rehabilitation of a four-bedroom home located in Laurens.

Emerald Center Multi-County Disabilities and Special Needs Board - $150,000 for the construction of 2 four-bedroom homes located in Ware Shoals.

Presbyterian Agency for the Developmentally Disabled - $75,000 for the construction of a seven -bedroom home in Florence.

Tri-Development Center of Aiken County, Inc. - $61,211 for the acquisition and rehabilitation of a four-bedroom home in Aiken.

The Charles Lea Center for Rehabilitation and Special Education, Inc. - $74,175 for the acquisition and rehabilitation of a four-bedroom home located in Spartanburg.

Each of these homes will be occupied by very low income disabled individuals at or below 50 percent of the area median income.

 Homeownership-Block Grants

Spartanburg Housing Authority - $150,000 for the acquisition of 10 homes located in Spartanburg to be occupied by low income families at or below 80 percent of the county median income.

Lowcountry Community Development Corporation. - $236,500 for the acquisition of 11 homes in Beaufort to house low income families.

Allendale County ALIVE - $115,000 for the rehabilitation of 10 homes in Allendale, Jasper, and Hampton counties to be occupied by very low income disabled, elderly, and handicapped individuals at or below 50 percent of the county median income.

Spartanburg Housing Development, Inc. - $150,000 for the construction of 15 houses located in Spartanburg for low income families.

 Rental Housing

The Ward Foundation, Inc. - $282,500 for the construction of nine homes located in Chester to be occupied by very low income families.

Homes of Hope, Inc. - $250,000 for the construction of five homes in Greenville and $42,066 for the rehabilitation of six homes in scattered sites of Greenville. These homes will be occupied by very low income families.

Growing Home Southeast, Inc. - $249,584 for the construction of eight units of housing located in Lexington County to house very low income homeless families.

Pee Dee Housing Development Corporation - $300,000 for the construction of a 12 bedroom home in Florence to be occupied by very low income disabled individuals.

Allendale County ALIVE - $209,880 for the rehabilitation of five homes located in Allendale to house very low income disabled individuals.

Sunbelt Human Advancement Resources - $147,850 for the construction of two homes in Greenville to house very low income homeless families.

Owner-Occupied Block Grants

Voorhees Denmark Community Development Corporation - $287,500 for the rehabilitation of 24 homes located in Denmark to house low income families.

Camden First Community Development Corporation - $287,500 for the rehabilitation of 21 homes in Camden to be occupied by very low income families.

OIKOS Community Development, Inc. - $136,015 for the rehabilitation of eight homes in Richland and Lexington counties to be occupied by very low income families.

Morningside Community Development Association, Inc. - $42,400 for the rehabilitation of four homes in Camden for low income families.

Lowcountry Community Development Corporation -$155,595 for the rehabilitation of 11 homes located in Beaufort, Colleton, Jasper, and Hampton counties to be occupied by low income families.

Eastern Carolina Community Development Corporation - $237,208 for the rehabilitation of 14 homes in Florence County to house very low income families.

Lynchburg Community Development Corporation - $274,000 for the rehabilitation of 19 homes located in Lee County for very low income families.

Rural Initiatives - $69,000 for the rehabilitation of four homes located in Barnwell, Orangeburg, and Calhoun counties for very low income families.

Blackville Community Development Corporation - $71,990 for the rehabilitation of five homes in Blackville to house very low income families.

Ames Road Community Education and Housing Development Organization - $51,750 for the rehabilitation of three homes in Fairfield County for very low income families.

Carolina Communities Foundation, Inc. - $272,665 for the rehabilitation of 17 homes/mobile homes located in Allendale and Barnwell counties for very low income families.

Williamsburg Enterprise community Commission, Inc. - $287,500 for the rehabilitation of 23 homes/mobile homes in Williamsburg, Clarendon, Georgetown, Marion, and Florence counties.

East Bluff Community Organization - $270,710 for the rehabilitation of 18 homes/mobile homes in Lexington and Richland counties.

Home Rehabilitation of Cherokee County - $229,325 for the rehabilitation of 15 homes in Cherokee County for very low income families.

Coastal Rescue Mission, Inc. - $150,000 for the acquisition and rehabilitation of a home in Loris for very low income abuse victims.

Capital for the Housing Trust Fund is generated by a small portion of the documentary stamp tax. Proceeds can only be used to serve households at or below 80 percent of the area median income and cannot exceed approximately 50 percent of the total development cost of the project.
