Single Parent Program
The first-time home buyer requirement is waived for all single parent applicants. The applicant cannot own a principal residence at the time of closing on their new home.
The borrower must be an unmarried, head of household AND custodial parent or legal guardian of at least one minor child under the age of 18 at the time of closing. The borrower must have documentation that they have been separated for a minimum of six months or have a recorded divorce decree or recorded separation agreement.

Category I
Single parent applicants having total household income qualifying for Category I interest rates will receive the Category II interest rate. A repayable down payment assistance loan is available for this program. See Category I for income requirements and sales price limits.
Category II
Single parent applicants having total household income qualifying for Category II interest rates will receive the Category II interest rate. Down payment assistance is available for this program.
Category III
Single parent applicants having total household income qualifying for Category III interest rates will receive the Category III interest rate. A forgivable down payment assistance loan is available for this program. See Category III for income requirements and sales price limits.
